InterCon’s interdisciplinary team has successfully completed many projects as well as several complete business parks on a design build basis, with site analysis being the critical first step in the design and construction process. Our team has the knowledge, experience and working understanding of building site considerations such as soils, natural features, utility distribution, transportation access, circulation factors, infrastructure requirements and zoning variances that are required for Industrial/Manufacturing/Distribution Parks. We utilize our team’s historical data and leverage our relationships with local municipalities to ensure the design is efficient and cost effective.


In order to provide effective site analysis, InterCon has invested time and financial resources in cutting edge computing software for conceptual site design. Some of our software includes, but is not limited to, Timberline Modeling, AutoCad Civil 3D and Infraworks as well as Quest estimating. By utilizing these programs, InterCon can compare multiple site layout options and identify potential savings through the power of optimizations and rapid prototyping. InterCon provides value engineering to our clients during the site selection process by identifying the optimum layout based on existing topography, regulatory characteristics of the site and its surroundings, as well as the adaptability to the proposed program.


Through experience, InterCon has mastered a skill in land design; analyzing potential sites with the goal of producing the most efficient, cost effective plan to develop the property and yield the greatest return on the owner’s investment.
